Especially if buyer wants to close asap and having a heart for the tenant and not throwing them on the street.  

Even if your heat is gas or oil, you can at least run some electric heater to keep the temp up above freezing.I have also used the propane jet heaters on a project, where I needed to house warm to help dry the hardwood floor finish.  

Not sure on your age, but if you're mid-twenties to late-twenties like we are (or feel like you're young at heart), let me know if you want any insight on neighborhoods from a perspective that may be similar to yours. 

Assume nothing goin in and be over prepared.You should be able to state every detail of your case by heart rather than have to rustle through paper work to answer the courts questions.
