Motivated Sellers with Tenants

Hello to all of you genius investors that I want to be like.   I am wanting to pick your brain about having motivated sellers but the property is tenant occupied.   Yes,  getting a great price with a buy and hold is great.   However, if you are wholesaling the property and the buyer is a fix and flip, how do you proceed?   Especially if buyer wants to close asap and having a heart for the tenant and not throwing them on the street.   Thank you all.
