Spent maybe $30 on FB, 25 on magnets for my car, 57 for a CRM/lead list and only sent 33 letters.I need to step up my direct mail, turn up the quality of the FB ads and cold call 200 calls a week.

We always self-managed because we didn’t want to sacrifice quality (no one else is ever going to care about your property & customers like you do), and we were long-distance owners.

They actually vary quite a bit in build quality so it’s interesting to learn all the nuances in brick type, wood, etc.

Luckily our tenants are of high quality but markets with better cash flow are now on our radar and we will take the icing (Appreciation) when it is served up but only as a luxury.  

It's available on the open market, but like other things of high quality it comes with a price.

Someone reliable and can do some quality painting and odds and ends?

That's not to say somewhere down the line a property manager wont turn into the better option, but in my opinion I'd have a better idea of what qualities are important when choosing a PM if you've been there done that yourself.

As per pictures, new kitchen, new baths, refinished floors, converted family room into master bed and bath.Top quality materials at designers costs thanks to my partner.

USB charging stations bedside is a plus and don't skimp on the quality of the bedding and the pillows.

I also plan to continue embellishing my monthly reports for quality control.
