I have found a off market commercial property that I have an opportunity to purchase. the property includes a lease of the first floor which is medical rehibition center. the floor above has to apartments that need renovated. building also has a storage warehouse area built onto the rear.

You can also get an SBA loan on self-storage facilities.

If that is the case, I would build storage units.

I am interested in learning about any storage facility that has been purchased with no money down.

Then we throw their stuff in storage for a couple months in case they come back to claim it.
