Why not let them do the leg work to lock down a good contract? 

Look on craigslist under key words, investor, flipper, fixer upper etc..... contact those people, they are wholesalers.  

On the flip side, I think fixer uppers (if you can get one) are fantastic ideas considering how high prices are right now.Anyways good luck especially with getting your CPA and investing.If you need anything let me know.

Being that you already own 1 single family and 1 duplex, you have a leg up on a lot of us other newbies, which is great.

I am also not afraid of some leg work/homework- in a perfect world it could turn into a mentorship where we could both benefit, but no pressure.Please reach out on BP, hopefully we could meet at Starbucks to see if this opportunity would work out for both of us.

I've seen fixer-uppers and turn keys on there.

It would on the upper east side close to hazel park, 2b/1b, detached 1 car garage.  

Right now in PG for wholesales you are looking at a purchase price of 100k-165k with ARV's in the mid to upper 200's. 

Many people will shut down when you mention something bad they have done (tail between legs kind of thing), most important thing is to get in front of them or have a couple conversations with them on the phone before you really get into them.
