I hihly suggest you begin running numbers on a daily basis, whether the property is on market, off market, closed, pending, etc.

@Dan Earl I deal with these issues daily with clients.

This is where it's very helpful to have a daily late fee - if they're getting dinged for $5 per day until paid they'll pay very quickly (or you'll know you need to begin the eviction process). 

I watched the recent webinar about the 45 day challenge and since then, I’ve been analyzing properties almost daily using the tools in this website.

I commute to the valley daily, and BART can start to get old the longer the ride.

@Theodore- I've used private lenders (family) but prefer to work with a HML so they aren't calling daily asking how their investment is going etc.
