They are both excellent!

They are a little behind the times on technology (the website is stale and FB group is quiet) but the meetings have a lot of great information and excellent guest speakers. 

If you have excellent credit and lower LTV you should be able to get your rate.

Ask questions, but unless you have firsthand experience/knowledge, limit your direction unless you are willing to accept responsibility for the results.In theory, a duly licensed, professional real estate company will afford greater protection/insulation than a non-licensed person, and make reasonable and appropriate decisions concerning your investment.

You have plenty of time to acquire property, make some mistakes, have some success and build an excellent long term future.Jon

It was OK, just an Excel spreadsheet with expense catagories.

I am interested in any excel spreadsheets for calculating cash flow.

If I were to keep the upper floor residential is there any way for me to insulate well enough to prevent noise (and smells) from circulating between floors?
