Darin Garman - Has anyone had any dealings with this guy?
I thought he seemed pretty up and up, but then I ordered his
"Garman Analyzer for apartment and
commercial investment property analysis". It was OK, just an Excel spreadsheet with expense catagories. Still I kept it and paid for it.

He also has an email newletter with a 2 month free trail. I signed up for that and cancelled it within the 2 months. My credit card was still charged the $37 fee. I called Darin Garman and he assured me that the charge would be reversed. Next month, you guessed it, I received another charge. This has gone on for 3 or 4 months. I contacted my credit card company to dispute the ongoing monthly charges and they initially credited my account. Today I received a letter from them that they are reversing this. Not sure why. I will contact them on Monday and cancel this credit card. But it still looks like I am out about $148. Not a big deal in the world of real estate scams, but annoying none the less.

Fair warning. Some things you just can't cancel online.

He has an investor group and I'm certainly glad I didn't get involved with that. I believe it's called Heartland of America.

This guy is very bad news. I lost tens of thousands of dollars "partnering" in "heartland" real estate. He specializes in junk properties that are poorly maintained and filled by JOB renters (just above broke). As the commercial real estate market continues to tank, a lot of people are going to wake up fleeced in Garman properties.

Before you fall for the marketing and ridiculous claims, read every document three times and listen to your attorney and CPA. These are NOT safe investments. If I had listened, my money would be in my pocket, not his.
