This is a question to all of the hard money lenders :If a Borrowers comes to you seeking a loan for a fix and flip,and requesting high leverage (85% purchase, 100% rehab),obviously you would need to vet Borrower's Experience.What if the Borrower's Experience was being a General Contractor on their Past projects ?

Maybe someone from nearby Calvert county might be interested in bidding on the project?

Its great for a short term construction project and you can refinance with a lender you like working with after your project is complete.

When a big student housing project sprouts up next to campus in the midst of these SFRs, what is the likely impact on SFR properties which are immediately adjacent to the project? 

The CAP rates factor in property management fees and a projected 40% expense figure.
