Student Housing Impact on Surrounding SFR Property Values

Greetings all,

I was hoping to get some feedback on the following question. Anecdotal evidence is welcome, but if you could point me to any relevant sources it would be much appreciated as well.

Low-value SFR properties ("ghettos") tend to surround major universities. When a big student housing project sprouts up next to campus in the midst of these SFRs, what is the likely impact on SFR properties which are immediately adjacent to the project?

Presumably, gentrifying the neighborhood would lead to higher rents and property values? Or would the additional inventory push rent prices down, and thus, home values?

Bonus question: opinions on rezoning/repurposing adjacent SFR to commercial uses which are catered to students?
