There is a local building supplier (www.southwestvinylwindows.com) in my area where I am able to get windows from their "stock list" for around $135 per window. 

Windows, tile and appliances all took longer due to COVID delays.

I think this is all out of context since no one has really defined or said what is a trivial response besides the wall mount example (which I agree with) I’ve had to do some routine maintenance for stuff like a loose tile, electrical outlet etc.

When we passed by the guest bathroom, it looked like someone had poured water on the floor and it seemed to be seeping from the bottom of the toilet(awful luck considering we just renovated that room, replacing tile, and drywall etc.). 

However, our asbestos lab report came back with positive asbestos in 7 materials (tile, Sheetrock, etc.).

You also need to see if the house has been updated vs original (like does it have 1970s pink tiling in the bathroom).

I’m thinking hard surface floors, granite counters, tile backsplash,  stainless appliances, etc.

All my contractors and supplier delivery dates are 6 months out and they can’t find enough workers.  

After awhile you can start putting numbers to items you have done in the past.. like “ the tile  will cost $1.50/sqft and installation will cost $2/sqft.  

This will include all-new systems, shooting for just-above-standard finishes and detail (i.e. tile backsplash in bathrooms).
