@Terri Jiles - For a CRM, if your intention is to manage potential property deals, Pipedrive is probably a good combo of sufficient, simple features and inexpensive pricing.

I switched to passive investments in large apartment complexes managed by experienced professionals, and after a few passive investments I started becoming more active and joining General Partnerships taking down deals with those experienced teams.

The municipality typically performs a Use & Occupancy inspection (or a similar name) that primarily looks for safety items and verifies proper operation of major features.

A secret spot to consider would be Point Loma, it abuts the airport, has old school charm, incredible new Liberty Station mega multi-use complex of restaurants and shops, and some awesome big remodeled homes, you could get a ton for $4M.

As properties get aged we do sometimes offer specials for applicants who are highly qualified, but only on certain properties and for specific reasons (aged unit, overpriced, lots of competition/for rent in the area, multifamily with a few of the same size for rent in the complex).
