Too many properties?

Is there such a thing as too many single family properties? Say some gets up to 100 single family rentals. Is that too many moving pieces? Is it better to have one apartment building? I feel like I heard that on today’s podcast

It's not about how many you have, but what systems in place you have to manage them and what deals you were willing to accept to get there. If you have a good team and good systems and smart oversight and management, you can scale in SF or apartment buildings or multi, it doesn't really matter. If you are racing to get doors, either way you do it, you are likely taking deals that won't work out long-term. The savvy investor builds slowly like building blocks and only gets to a limit when it's enough or when they bring on more partners and management.
