found it on redfin. the hud report stated it needed electrical repair and had a water leak. so i was able to get the bank down on their price from 250k. i had been watching this house for a while and knew it was priced high and the second they dropped the listing price i went to go look at it as i knew they were motivated. when i walked through the house i noticed the water leak was an easy fix and also there was no electrical issue as the breakers were just shut off.

I think I got a good idea about the note business concept... but not the implementation process yet.I did watch most of Edie Speed videos from note school ... but I got stuck when I found out that I must pay $$$$$ to be part of the note school.I did flip over 100 properties a year for the last 7-8 years...

Save that money, book yourself a really nice 5 star hotel room for 5 days, spend 3 of those days committing to waking up every morning and spending 10 hours reading and watching free youtube videos on real estate investing.

I’d like something he can look in on and watch grow. 

I will be reaching out to a Lawyer and CPA to best set things up as a protection for our family interests going forward to big goals.I've been watching several markets in preparation for a purchase next year.

I've been reading books and watching bigger pockets for about a year and I'm ready to make the next move.P.S.
