If you drive be a recently closed place, write down the address, look it up in the tax records and call the owner and tell him what you want to do.

You really need to team up with a mortgage consultant and address all the questions needed to make this type of analysis.Just asking on a board like this is no substitue for getting prequalified.Have you discussed any options yet with a mortgage professional?

The other question that I did not see addressed in the posts is that most mortgages and trust deeds have clauses requiring title insurance and most title insurance companies will not insure a title recieved by a quit claim deed they want to see a warranty deed.So you need to be sure the bank is ok and the insurance company is also ok or you may run into problems in the future even if the loan is not called due as claims which may arise are not paid due to the wrong entity being insured.

I did call the city police department who did a background check on the address to see if there had been any neighbor complaints about the dogs and there had not been.

If, OTOH, I get lots of tire kickers, but no bites, I'll hold the price and address any issues that have come to light as objections.I am of the opinion that a given property has a certain value, and I will not undercut that value just to get a tenant.
