What is the absolute minimum down a lender would take?

I'm looking to make my first purchase on a 700k property. I have never gotten a home loan before and while I can cover a large mortgage I don't currently have a ton of cash.

The disclaimer is that I'm NOT INTERESTED in doing an ARM or interest-only loan. I have excellent credit. What do you think the reasonable minimum down payment is on a loan of this amount?
