Pre-Foreclosure House / Finding the Owner

Here is the deal I have found a house that is in pre-foreclosure. The owner tried to sell the house and apparently has moved out 5 months ago. I am trying to figure out the best way to find him or the lender to see if I can short sale the house. I have used a skip tracer but they can only find the two most recent addresses and one is the house he used to live in. What should I do? Also is there a letter that I could send him just in case his house is not in foreclosure yet, and his mail has been forwarded. I would really like to help this guy and if I knew what I know now when I saw his house go up for sale and the grass get real tall It would be easier to talk to him. Any help from the investing veterans would be greatly appreciated? There is some money to be made in this deal.
