Hi guys,was thinking about expanding from the Atlanta market and looking into College Park, Ga.

Regulating noise, garbage collection, colors that can be used for homes in the area, rules around parking, rules for landscaping, and allows for a process for dealing with problem neighbors.

Ball park $3KWater heaters $$1.2K a pop, drain for heater $1K (depends).

I have analyzed properties closer to $150K but they need a lot more renovations and the numbers aren't working either.I am searching in Upper Marlboro, College Park, Pasadena,  Severna Park, Crofton, Annapolis, Edgewater, Deale and am starting looking in other areas to see if I can find more affordable properties.Are my numbers way off?

Here is the story....I was out jogging one day and decided to take a left corner on a routine run instead of the usual straight run.

I was thinking about letting my kids live here and doing my normal routine here, letting them remain in school here, and just going "home" 4-5 nights a week and coming back before they wake up.

Lastly and most importantly, anyone have any experience with negotiating a license/usage agreement with a nearby hotel to use their amenities (gym, parking) for the benefit of their tenants?

SFR, multi-family/small apartments, investing in Syndications, mobile home parks, notes, etc. have folks seen the best bang for their buck?

I've also had a long and great relationship with my bank as well and I have a decent amount of cash parked with them and have a credit card through them with zero debt.
