I am starting to consider moving these properties to an LLC for asset protection, a step that I knew was necessary later down the road, but which I punted on while getting started.I planned to establish an LLC in the state of West Virginia and put the properties in it.

And with respect to insurance companies: don't even get me started on that one!

As a surety, they accept a certain level of risk that meets their criteria and, for a fee, shortens the time it would otherwise tax to establish marketable title. 

Establish a business entity that has a clear operating agreement.

Cool.As a wholesaler, I would think that you'd have established a relationship with your buyer(s) and are just out looking for "fill their orders" with what ever properties they're looking for.
