Assuming lender restrictions stay the same, if you were to get a cash buyer or someone using conventional financing - non FHA, it wouldn't be a problem.The property my wife and I just bought has a duplex up situation that was marketed as a 6 bedroom and 2 bath duplex.

As far as rezoning- that is part of the value add of my company, we are assisting seller with applying for the modification.I'd like to advertise funding options and need a lender or investment group that will tell me roughly what the terms would look like.

Back then, you could take the check ed Mcman sent for$ 6,000,000 to a lender, have no job and a 500 credit score and get about a million, albeit, at 10%.
