Monica - fortunately we knew ahead of time we were going to have to wait 6 months so we didn't waste money on the appraisal.

Fortunately, I live about 15-20 minutes away and could be there quickly.Fair point about my experience in STR but I’m hoping that coming with a well thought out plan will show my skill set in managing/leading.

@Bryan Harmon - You are very fortunate to have inherited a Ventura beach property.

I think it’s funny that people who are currently doing well can start to pontificate about those less fortunate.  

I was very fortunate to find my current contractor who will double as my cleaning company.

I feel fortunate to have found this site, gained wisdom from the past, and am excited to to live with vigor and work through the challenges in real estate.

I have just purchased my second investment property and fortunately had a slew of applicants. 

Fortunately it didnt change the price for me but it was a lot of extra work and added a lot of time to the rehab - If I have the option to not pull a permit then I wont pull it but that probably isnt the best advice lol - just practical.
