Stepping Out On Faith To Wholesaler

Great afternoon. To make a long story short I am a newbie to the Real Estate industry and I have never done a wholesale transaction. I have been doing my research and I understand wholesaling. I attended a real estate seminar and got extremely excited but however in order for them to educate you it was thousands and thousands of dollars and I have no money just ambition, drive and passion and a will to succeed. So I've come to the conclusion I am going to make this happen no matter what. My questions are I am seeking purchase and sale agreements and assignment agreements and I'm not sure where to purchase them at . My strategy is to go on craigslist, seek out some distress properties, i've found a few out and about here in Georgia. Im going to do my research in reference to contact the owners, offer a price and begin my process finding a rehabbed or buyer. I know that is not going to be as easy as I maybe explain it but however I will continue until I have accomplished my goal. If anyone is out there that is willing to help me on any level I would be ever so grateful. I'm open for whatever advice you may have.
