They have been convinced  by incompetent landlords that turn over is very expensive, so expensive that they live with bad tenants and charge rent below market hoping not to face a turn over.

The current lease is for $2,350 a month ($100 below market at the time for a 2 yr lease) but a similar property recently rented for $2,600.

We do produce our own gravel and sand though, but we buy the rest of the materials, other than that, we do everything in-house we are doing roads and bridges.
