Raising Rent Without Tenant Leaving
I currently have a rental that is about half way through its 2 year lease. The current lease is for $2,350 a month ($100 below market at the time for a 2 yr lease) but a similar property recently rented for $2,600. Based on this new rental what is a reasonable amount to raise the rent without scaring off the current trouble free tenants? I am thinking about raising it to $2,450 for an additional 2 year lease, so about a 7% increase, but feel I may be leaving money on the table.

@Michael Osborne, why are you worried about rent increases half way through a 2 year lease?
This isn't an issue you can take action on for another year when the lease is up and a lot could change between now and then.
