Vertical integration

Hello, I've been trying to learn everything I can about development and what not while in highschool so I can be as prepared as possible. Is vertical integration a thing in real estate development like it was with J.D. Rockefeller in the oil industry . For example his company not only harvested oil but they also transported it with their own railroads and distributed it themselves and sold it themselves. Could you do the same in development such as owning your own construction company and architects and agents and what not, along with the development itself? How long would it take to get to that stage and is it worth it if the opportunity is available? Thank you.
