Currently my idea is to find a small multi unit (duplex tri or quad) to buy with an FHA, live in one and rent out the others until I can pay down the mortgage enough to create a cash flow large enough to live on and be able to go into real estate full time and then grow from there.

I'm listening to the BP podcasts daily, reading everything I can on the forums, researching terms I don't understand, reading a rental property book, looking into getting my real estate license (even if it just helps me to buy my first property) and I had already read Think and Grow Rich twice last summer.

@Fred Dray My Current situation is we are a property investment company managing it's own portfolio.We outsource most maintenance jobs to individuals.The management arm has been overlooked by me and the Managing Director when he is available.However my big weakness is that as the company is growing bigger I need to build a strong team and I would like to digitize my management(been mostly old school) so as to provide concise reports for company management.Therefore, I have no idea how to go about it as I've been mostly conducting things myself over the years.Please assist on how to go about this...

@Say Teoh I think I will put a short white paper together on it. then I can just send it along.Long and the short of it.. is that Timber in the NW specifically the upper quadrant of the NW Willamette valley in growing sites that are number 1 , 2 , 3 will provide 12 to 14% accrued returns through the growing cycle.
