With all the extensions and everything that is possible, this could go on for awhile?

I don't have extensive knowledge of the Pittsburgh market but here in San Antonio, TX a 75% deal is pretty good. 

Also while you can efile returns for free in most versions, they want to charge you extra to efile the extension.

I doubt any tax preparer would be able to take on a new client and file the returns before then this close to the deadline - you will likely have to file for an extension and complete the returns after 7/15.Second, you cannot manipulate income/deductions on your tax returns to qualify for a loan.

Curious what experience anyone has had with actually collecting rent until finding a new lease for a tenant that backs out prior to occupancy or terms of a lease extension?

I completely understand that it's hard to put every single detail in an offering document as it can end up being several hundred pages, but I have seen some sponsors who provide those types of extensive and comprehensive details (and in my experience they are very good sponsors as they have thought everything through for the investor up front).
