Read as many books as you can, network with other like minded individuals, and start analyzing properties to get into the habit of what to look for. 

I would highly recommend a book called & habits of Highly Effective People by Stephen Covey.

@Matthew M.You could go that route, but the BRRRR method is to buy at a discount which usually means requires rehab, which in turn makes it difficult to get the first loan because it won’t appraise or is not habitable.  

You’ll also have to find out if the basement is considered habitable based on your city/county requirements.

Especially if the location is where you want to live and it is habitable in its current condition.

Short term from them then refinance once you get the house habitable and rented.

I know everyone on bp rightly advocates being properly zoned and getting certificates of habitability for all units and rightly so.I'm just curious as to how this 3 family foreclosure I'm looking at has 4 separate electric meters and is listed on the tax records as a 4 family.

The lender/servicer will really only consider repairs that are necessary to make it habitable.
