@Matthew M.You could go that route, but the BRRRR method is to buy at a discount which usually means requires rehab, which in turn makes it difficult to get the first loan because it won’t appraise or is not habitable.

I know everyone on bp rightly advocates being properly zoned and getting certificates of habitability for all units and rightly so.I'm just curious as to how this 3 family foreclosure I'm looking at has 4 separate electric meters and is listed on the tax records as a 4 family.

The lender/servicer will really only consider repairs that are necessary to make it habitable.
