I am frantically looking for remote work opportunities (I've been on and off with a virtual tutoring LLC for the past two years and I could ramp this up remotely if needed to show consistent and reliable income but I'd rather dive into a job that will give me real estate experience I can do remotely).

If the Lender uses a virtual office, you can verify who holds the virtual office with the virtual office company and check the principal office address listed with the state is connected with the person or company you are speaking with.Lock/Freeze your credit to lower the risk of someone opening accounts in your name (FTC info on credit freezes https://www.consumer.ftc.gov/articles/0497-credit-freeze-faqs).

If you sprinkled in cash-flowing rental properties with your cash-hog appreciation properties then you could create a net $0 appreciation machine (i.e. one where cashflow positive properties wash away the cashflow negative cash needs) OR even better, you could build net positive cashflow WHILE paying for the cash-hogs.Considering you are looking at "your local area" as a several hundred square mile space, investing beyond that bubble shouldn't be too much of a comfort stretch.

Tomorrow is the main inspection.The great news is that the roof is brand new (3 months to 1 year), metal, and in virtually new condition.However, according to the report a small section "is a metal roof with a rolled roof over top and should be replaced in the future."
