Roofing Inspection Advice

Mitch Hankins
Posted

Hi All,

I am under contract for my first property (duplex, house hack) and got a special roof inspection done since the roof is high up and the regular inspector wouldn't get up there. Tomorrow is the main inspection.

The great news is that the roof is brand new (3 months to 1 year), metal, and in virtually new condition.

However, according to the report a small section "is a metal roof with a rolled roof over top and should be replaced in the future." I spoke to the roofer since this sounded ambiguous and he said that essentially there was no evidence of leaks but that the section wasn't done properly and should be redone.

* Could this cause trouble with my lender? (VA financing)

* Should I expect the seller to reduce the listing price by the quoted amount? ($5,405.00)

Thank you
