I've looked at renting it but the lease option looked like an attractive additional tool, I may advertise it as both a straight rental and lease-purchase, I'm still trying to figure out what makes the most sense and that's why I wanted to bounce it off against your expertise here.

Here are some other things that will cost you money over the long-run of holding a rental:- Capital Costs (replace roof, HVAC system, etc)- Turnover Costs (cost to clean carpets, paint, etc when tenants leave)- Rent Loss (sometimes tenants just stop paying and it takes time to get them out)- Concessions (sometimes you need to offer incentives -- like first month free -- to get tenants)- Utilities (during the vacant periods)- Lawn Care- Accounting / Legal (assuming those things are important to you :)- Advertising (if you need to pay to find tenants)- Property Management (if you ever want someone else to manage for you)I'm sure there are others I'm missing, but those are the big ones...

I have a good website already, and I'm looking to get going but I'm having a difficult time getting them to go to my website and advertise my website, I know you are not supposed to post a link to your website on CL, because it will get taken down.
