Most effective ways to generate leads to website?

Anybody know any effective ways to get motivated sellers to go to your website? I've e-mailed some people online that are selling there houses, and I tell them if they are interested in selling there house, go to my website and fill out the form.

However, most don't , and alot of people think I am a scam or something when I say we buy houses for cash. It's like people don't believe you when you tell them you buy with cash and close fast, they think there's a catch. I have a good website already, and I'm looking to get going but I'm having a difficult time getting them to go to my website and advertise my website, I know you are not supposed to post a link to your website on CL, because it will get taken down.

I am looking for an effective way of getting people to come to my website more, but have no idea how to get more people do come, and also people automatically assume, since it will get paid with cash , that it is some kind of scam, when it's not.
