Just a question to the group. why does it seem like the private funding thread isnt getting many answers? Is it the composition of the posts? Is the private funding all dried up and the terms changing? I would love to hear your thoughts. Thanks Doug

I will give you my two cents. Most of the private funding threads are started by brand new investors, provide far too little information, often have bogus numbers, and the posters are unwilling or unable to answer the questions potential "investors" may have.
Like any investment, loaning money for someone to invest involves risk. Any smart investor will want to minimize risk by doing due diligence to ensure they are making a smart decision, and the potential return outweighs the risk they are taking. To do so, they often ask questions and want to see numbers, and most times they are not satisfied with the answers.
Also, there are a lot of deals going on behind the scenes (not on the forums) here at Bigger Pockets. Over time, people develop relationships and are ready and willing to work together, but only after that relationship is formed.
I believe that most people who have money and are looking to lend, can find people they trust more than a new investor in the forums.
That said, if an investor that is well respected on the forums posted a thread needing funds and provided the necessary information, he/she would likely get more replies than the average person.
