Aside from normal wear and tear, the landlord should be getting the property back in the same condition as rented and damages would be tenant's responsibility.

If the cabinets are cheap, I'd rip them all out, probably move over the plumbing, and possibly tear down a wall - kind of hard to tell from the pictures, but if that wall with the interior door opens to a living room, then it can go.

My first pass is as follows.Minimums:Commit to meeting monthly for 12 months then recap where we started and where we are now (was it beneficial)Goals would be individual but should start with a desire to add at least one property in the next 12 months, so looking for mid tear folks (no tire kickers but don't need to be living the dream just yet.)Currently have at least one property need some skin in the game as this is to keep us progressing not helping someone to start.Format: 2-3 hour commitmentEach month we would meet at a property/someone's house or restaurant and get say 5-10 min per person to go over where you’re at and what you need help with.

That will probably mean a little bit of changing of duct-work, based on what little I've picked up from my HVAC-Pro father in law, but hopefully not too bad.For your househack, are you already planning on tearing into drywall to have access to the HVAC ducts, or what do you have already for heating/cooling?

The owners may be able to get it permitted but I have seen this come up before where the building department told them to tear it down.
