Temperature Control in a STR house hack

I appreciate any input in advance.

I'm currently remodeling the lower half of a split level for airbnb and the like, and I'd like for the guests to be able to control the heating and cooling downstairs. However the thermostat is located on the main floor and it controls the temp for the entire place. 

Has anyone run into a similar situation, I have a few thoughts but I'd like to get some input.

It's incredibly difficult to have one system controlled by two people/houses. You'll end up putting dampers in the ducts, and it'll never work right for either. I would strongly urge that you have a separate heating & cooling system for the STR. Depending on the SF, a small mini-split might be best. Get several bids from different HVAC Contrs, and make your own choice.
