Renting to Family Help

I have been renting to my sister for a year. Worst thing ever. I inherited her as a renter when I bought out a family member on the property. She is flaky and pays her rent late each month, but she does pay eventually. She does not take very good care of the property and has three dogs  that are tearing the place up. I have expressed to her to please find somewhere else to rent because I don't want to be her landlord. I have served her with a 3-day last month and am about to do it again today. I have a feeling she is going to keep waiting until she receives a three-day to pay each month. Does anyone have any advice on how to best handle a situation like this? I just want her out. Should I forego the three day and just serve her the 60-day? I know if I do I most likely won't see another penny from her and she will probably trash the place in the meantime, so kind of looking for an alternative that doesn't leave me so financially exposed if possible.
