Off the shelf rentals in anything close to decent condition aren't hitting the 1% rule anywhere in Utah including Ogden.The way we're doing it is by purchasing physically distressed properties and rehabbing them.

I wouldn't call that a bad thing because the properties are seeing an improvement via renovations and there is a stable market for lower-income properties.I think the major perk to investing in the rust belt is the security in ROI.

As long as you are financially stable and keep good cash reserves on hand, I don't see any reason why you'd want to let your money sit around unemployed.

You'll need stable income for financing, unless you have a quality co-signer who's willing to attach their name to the mortgage.

Or would it be easier to just dissolve the trust altogether and have her sell me the property on the premises that I get approval from banks that I can get a mortgage(the banks accepting my foreign income as legitimate and stable)?
