No experience at all. I want to learn everything I can!

Hello all. I came across BiggerPockets and became really motivated after reading all of these success stories. I live in Toronto, Ontario and have no experience in real estate whatsoever. I am 25 years old and I have $20,000 saved up. I want to learn about Property Investing and/or Flipping. 

Some of the questions I have:

- How much money should I save / start with?

- Should I talk with a real estate agent and what should I be asking?

- Should I start with getting a property and renting it out or flipping it?

I want to be fed real estate knowledge and start investing as soon as possible. A response from anybody can help me. If you know about the Toronto market, even better. Hope to hear from you soon new family :)

Hey Kevin,

While bigger pockets is a great resource, and provides a lot of inspiration. I'd actually advise not to get too caught up in all the podcasts & forums for someone at your stage in the game. It can be information overload for a beginner. 

1. Find a mentor who's in your area & the area you think might be suitable for investment and ask them a lot of questions, learn about the process etc. 

2. I'd also recommend going to see listing in your price range (even before you're ready) and just getting the process started, seeing houses online vs in-person provides a lot of eye opening experiences. 

3. You're on a tight budget, 20K if you're doing a 5% down could probably net you something in the 300K range with a little bit of room to breathe. If you live at rent and plan to stay for a bit this isn't a bad option. 

4. Are you working full-time? You'll need stable income for financing, unless you have a quality co-signer who's willing to attach their name to the mortgage.
