Keep in mind that this needs to be a very well thought out strategy and the numbers have to work in order to get the HELOC paid off and your property to continue to cash flow.I have yet to execute this but I did get the HELOC last year and it's patiently waiting on me to find a great deal.As far as using it for "light" rehab, I would use it for things like bundling together doing paint and buying appliances and if needed things like kitchen cabinets, if I need to.

That doesn't mean you need to know every detail that goes on but your PM should communicate regularly with detailed income/expense reports so you can track your home and when you call they had better answer your questions to your satisfaction.

Or to have the most difficult decision I need to make at a car dealership is choosing the color and interior I want, rather than which financing package and options are within my budget) Don't get me wrong, money is what drove me to real estate, but being able to drive through neighborhoods that my investments or real estate projects are, would be something that would provide me with great personal accomplishment and satisfaction.

you must be patient to find the right deal then you must be aggressive when you decide it looks good.there could be issues, which is why nobody has jumped on it already, but calculate where the numbers make sense and then reconsider?
