IVE GOT THE WHOLESALE BLUES
ive started a bandit sign campaign that's gotten nothing but attention from old hags that are "bothered" by signs that are put up 50 ft away from their residence .
ive received 2 inquiries so far and 1 guy simply wants too much . he wants 145k with an arv of 151k ..and the other simply changed his mind "p.s." - i already stopped wasting my time because the name of the game is get a killer deal or none at all right ?"
is the future brighter ? will i ever come across an actual deal ?
note ; i purchased around 200 signs and only 80 are up and posted . and have only been up for 4 days

You know the dealer has to make a profit - otherwise, why would he take your old car? I understand that, and you know what, I have traded in my last 3 cars because I appreciate the CONVENIENCE of not dealing with a bunch of yahoos that respond to a Craiglist ad. Did I leave "equity" on the table on my last trade-in? Sure. But I was happy with the deal.
Now, I DON'T think this business is about low-balling desperate people to take advantage of their situation. We are laser focused on distressed properties because we can CREATE equity in the rehab. A crappy house may have an ARV of $150K, but it's not WORTH $150K. It's WORTH $150K x 70% less repairs. WHY? Because no retail buyer wants that crappy house, no bank will offer a mortgage on that crappy house. But an INVESTOR can take that dog, pay the owner a fair wholesale value, fix it up, and sell it at retail and make the spread. You know what that sounds like to me? BUSINESS. Buying stuff, selling stuff, making a profit. Don't feel guilty about that.
We CAN be reputable, honest, ethical people in this business and make a LOT of money. No one should put their morals aside to make a living. I don't, and I bet you don't either @Account Closed .
