Possibly ask for some referrals from past clients and get them on the phone to talk.I have used multiple hard money lenders after finding them online, but they were also local to my area.

So properties that still have not paid their property taxes, and will become delinquent accounts.The lead information would include all of the assessment info, tax balances, owner info, property addresses, property type, etc..What should they cost without phones / emails and with phones/emails?

They don’t pay me my portion of the rent until nearly 2 months after the rent is paid, they send me a different amount every month (significantly less than what it should be), they never answer the phone and when I inquired by email about the amount being short they said they had a plumber come to the property for a clog.

If you plan to use a PM, you might as well get them involved early in the process, and ask what areas they have an easier time attracting and retaining tenants, and where they are repairing broken windows or painting over graffiti often.
