Crime stats and their importance in OOS investing

Hey BP,

Looking to buy out of state currently and wondering how much importance should be placed on crime statistics in your targeted area? Obviously you wouldn’t want high crime but for certain price points is a little bit of crime in the area okay? Or should it not be tolerated at all? Have any of you had success investing in a cheaper area (C class) with moderate crime stats?

Any info is appreciated!
