Your goal of ongoing cash flow is exactly what makes this scenario work if you have the excess underutilized cash necessary to buy the note from the exchange.The key is in timelines.  

We also have timeframes for the Seller’s disclosures with time given to the Buyer for their review.If the Buyer isn’t comfortable with the inspections and disclosures, they can request additional time to investigate the situation.If the Buyer finds that the repairs are excessive or information in the disclosures are unacceptable, they can cancel the agreement within the allotted time specified in the contract and receive a refund on their escrow deposit minus any escrow or title fees incurred.I would recommend that an experienced Real Estate Attorney review your purchase contract and hopefully help you cancel this deal and get your deposit back.* Note * In California, the Buyer’s review time is extended if additional disclosures are provided by the Sellers beyond the allotted time in the contract. 

Maybe even post a "make me move" deal on Zillow for about 100-200K more then what you payed for and 1031 it into your next home or use excess as down payment if you don't mind paying Capital Gains tax.I'm new in this game, but a newly found passion for me.

Excessive fees, that can sometimes make a great deal much less attractive along with sub-par service 75% of the time. 

But to give you some perspective for an 8 foot wide by 16 foot pod from Pods, they would charge at least $200 per month for that pod and their delivery fees are probably in excess of $100 per hour.

The fees just seem excessive to me... are these pretty standard across the industry?

I saw this more-so when rates were lower and it was more likely that your excess cash value could yield a higher return.
