If your strategy is to buy deferred maintenance properties and rehab and hold for retirement, then you might want to hold title in an LLC, and sell a certain percentage of your LLC to a self-directed IRA.

Your IRA would get a deposit each month until you are cashed out and you won't have any management issues--those fall to the owner/landlord.

Usually with an HML, the money is given directly to the title company and rehab funds function on a draw.
