I have been in constant contact with the realtor/short sale specialist and they assure me on is going well.  

That agent went on to show me a bunch of rental properties after we built a relationship and successfully closed on the personal residence.Now that I'm looking for properties in a different area than where I live, I've been contacting different realtors who are listing properties in those areas.

The two managing partners left egg on our face when they were placed into direct contact with the Sellers, and just disappeared from all communication when they claimed to want to schedule a walk through. 

Add to that the fact that VA has no mortgage insurance and rates on a 30 yr fixed are currently in the low 3's gives you an incredible opportunity.I highly doubt an underwriter would approve a VA loan for a part time residence in Texas, while your family is in California.If you want more info on your VA options.
