I can always talk to those owners and PM over the phone if I can’t meet them that day.

Not one round of mailers, not a few phone calls here and there, not a half-*** website, but a true commitment. 

But that's if the prospect puts down the phone numbers.

The grandkids can keep their earnings to do other things.The kids must perform an actual job..... answering the phone, scheduling appointments, if self-managing.. offload some of the PM duties.

None of my mentors are answering their phones since it is 10:45 p.m. and I told my sellers that the listing would be posted by midnight tonight.

But now I'm getting many texts and phone calls, which is really annoying.
