Rental Down the Street from Primary Home?

There is a property for sale down the street from my primary home.  My initial thought is to buy it and rent it out.  

Being down the street would make management easier.. or so I assume?

Does anyone have experience with this sort of situation.. and has it turned out to be a good thing or a bad thing to be so close to tenants?
