I dived into the BiggerPockets forums and started soaking up as much information as I could along with listening to the Podcasts.Don't let time or distance stop you from starting I was halfway around the world working 14hr days 7 days a week and I still managed to put in five offers on cabins and met people are hear willing to share their knowledge and time.

And one 30 second piece of info she shared with me opened up a new opportunity for me that I will be able to implement with my upcoming home purchase. 

I'm assuming that anything in regards to the Marketing Campaign needs to be documented fully to prevent the Seller from claiming you had manipulated the Seller to sell to you after the Listing expired.Another issue that is coming up in my mind is that, if I buy within 120 days from the Listing Contract Expiration, then I must factor a commission to the Listing Broker.I can offer the Listing Broker his share of the Commission.If I offer the Seller to buy his property AFTER the 120 day cooling period, then I'm just acting on my own behalf as an Investor.

Share both positive and negative things that have come up using private lenders, also any advice for beginners.
