Major mind shift in progress.  

The market has shifted and gotten more competitive over the years, but that's what markets do. 

My last thought is that there is a shift in the market currently, so keep your hopes up, there are duplexes out there!

You'll need to remember as the market shifts a bit the fair offers are not going to be well received for another 6-9 months depending on how the market changes.

I am planning to shift to baseboard heating in one of my MF in Cincinnati whose boiler is about 50 yrs old.

Since I'm dying to get started ASAP especially after a few months of trying, I've shifted my position to South Jersey where the market is a bit more affordable.

This means that the recent shift in the market is almost exclusively related to how decreasing demand is impacting ACTIVE inventory.To really determine how much demand has decreased since March, we need to look at months of inventory.
