@Reid MathewsBest Real estate Fund I have found and invested in is called MIGSIF and they offer a cross collateral against all their assets, (SAFETY), they pay 8% per year as a debt fund (cash flow) and you can cash out within a few months notice (liquidity) - they have been operating for a long time very successfully The Fund Manager not only is a principal and a manager of the fund, but he also teaches and partners up on deals with his investors and other funds - He has been filed with the SEC for over a decade - he has another fund registered with the SEC - very transparent, his deals are in San Francisco, CA, OH, FL and Puerto Rico He also has a structure to reduce his investors’ taxes through a tax incentive structure which is extremely beneficial for people like me with a high income tax bracket I have been with him for years and they keep on growing steadily

.- I would make sure the rest of the home has appropriate outlets, GFCIs etc to meet modern use and safety .- For estimating electrical in my area a simple rule of thumb would be $100 for each box an electrician touches.

So locals can make that work with high touch be there in 5 minutes to pull the condenser unit if my unit went vacant make sure squatters don't move in Etc.So as stated low end is a function of what the median price points are .. if some of these areas in Western PA median might only be 75k so a 30k houses is not that far off.. but in other areas its a distinct move down in quality and safety of the area.maybe lance will pop on .. its been like I said 4 or 5 years it would be interesting to see how it all shook out for him

I'm a believer that a lot of that area will continue to gentrify as flippers and developers look for land in the path of future development but you'll have to make sure you're comfortable with the neighborhood as it currently is to ensure guest safety.
